FAQ

Straight answers.

The questions builders ask us most. Don't see yours? Call or send us a note.

Do I need a pitch deck or a polished package?

No. Send the address, what you want to build and your rough numbers. We'll help with the rest.

Why work with Chessboard instead of a bank?

Banks underwrite deposits and tax returns. We underwrite the plan: the site, the build and the exit. That's how projects using new housing laws, modular builds and other non-standard plans get funded.

Do you finance projects under California's new housing laws?

Yes, including small-lot subdivisions and ADU projects. Eligibility depends on the site and the city, so start by sending us the address.

How fast are construction draws?

Typically funded within 2–3 business days after inspection and a complete draw package.

What does "interest only on what's drawn" mean?

You pay interest only on the money you've actually drawn, not on the full loan. Lenders call this "non-Dutch." As you draw more during the build, interest grows with it.

What are material advances?

When you've paid a supplier for materials you ordered, we can reimburse up to 50% of that cost, with proof of payment. It keeps more cash in your business during the build.

Can one loan cover the lot and the construction?

Yes. Loan proceeds can be used for the lot acquisition, with a construction holdback drawn as you build.

Do you finance modular or factory-built homes?

Yes. Factory schedules and payments work differently from a site build, so we structure each loan around your manufacturer and timeline.

Do you lend outside California?

Yes. We're based in California and lend in major metros nationwide. Send us the address.

What projects aren't a fit?

Owner-occupied homes and consumer loans. We lend only for business purposes, to builders, developers and investors.
